Watering Your Foundation in North Texas: The Thing Nobody Tells New Homeowners
Nobody tells you your North Texas house needs to be watered. Here's how far out, how often, and why overwatering damages a slab the same way drought does.

We're a metal fabrication and construction company working across Dallas–Fort Worth, so we don't repair foundations. But we work on the parts of the house that show foundation movement first – the masonry veneer, the chimney, and the roofline – and we see the results of this constantly. Here's what's actually happening under your slab and what to do about it.
Why Texas Houses Move
North Texas sits on expansive clay. That soil takes on water and swells, then dries out in a drought and shrinks – and it does it dramatically. A slab sitting on soil that changes volume with the weather is going to move with it.
The damage isn't from movement itself. It's from uneven movement.
When one side of your house stays shaded and moist and the other side bakes in full afternoon sun, the wet side lifts and the dry side drops. Your slab is now being twisted. That differential is what cracks foundations, and it's why the goal isn't "wet soil" – it's consistent soil moisture all the way around the house.
This is also why foundation problems in DFW cluster after a hard summer. Weeks of triple-digit heat with no rain pull moisture out of the clay, the soil pulls back from the perimeter beam, and the slab loses support at the edges.
How to Water a Foundation Correctly
Distance from the slab: 12 to 18 inches
This is the number people get wrong most often. Right up against the foundation is too close – water pools at the beam instead of soaking the soil that actually supports it, and you can wash out the fill. More than about two feet out and the moisture never reaches the soil doing the work.
Two short cycles beat one long one
Clay saturates fast and then sheds everything else as runoff. Two cycles of roughly 15 to 20 minutes with an hour or more between them puts far more water into the ground than one 45-minute run, most of which ends up in the street.
Water the whole perimeter, not the dry side
The instinct is to water where the soil looks worst. That's exactly backwards – it increases the differential. Uniform is the goal.

The Screwdriver Test
You don't need a moisture meter. Push a long screwdriver about six inches into the soil near the foundation a few hours after watering.
- Goes in easily, comes out clean: moisture is right
- Won't go in, soil is powdery or cracked: you're underwatering
- Slides in and comes out muddy: back off
Do it on all four sides. The differences between sides tell you more than any single reading.
Overwatering Does Damage Too
This is the part that surprises people, and it's real. Soil that stays saturated swells and heaves, lifting the slab from below. That's the same differential movement as drought, just in the other direction.
Signs you've gone too far: ground that stays soggy between waterings, water standing against the slab, soil visibly mounding at the perimeter, or mushrooms and moss along the foundation line.
There's a second problem with overwatering that nobody mentions. Constant saturation against the perimeter can wash out fill, and it keeps the area under and around the slab wet enough that an actual plumbing leak becomes very hard to notice. Which brings up the other thing to watch.
A Note on Soaker Hoses
A soaker hose is the cheap way to do this and it works. One honest limitation: a soaker hose delivers substantially more water at the spigot end than at the far end. On a long run around a house, one corner gets soaked and the opposite corner barely gets damp – which is the exact differential you're trying to prevent.
Two ways around it: keep individual runs short and move the hose, or use a pressure-compensating drip line, which delivers evenly along its entire length. If you go the permanent-installed-system route, note that Texas requires a licensed irrigator for that work.
When Watering Isn't the Answer Anymore
If your foundation is already moving, watering slows it down. It doesn't reverse it. Signs it's past the point of a soaker hose:
- Doors and windows that stick or won't latch, especially ones that changed recently
- Diagonal cracks running from the corners of door and window frames
- Cracks in exterior brick or stone, particularly stair-step cracks following the mortar joints
- Gaps opening where the chimney meets the wall
- A visible gap between the soil and the slab you can put your hand into
- Floors that feel sloped, or a spot where a marble rolls on its own
Get a foundation company out for an evaluation. Most do it free, and it's worth having one you trust look every few years whether or not anything looks wrong. It's cheaper than the alternative by an enormous margin.
Your House Tells You Before Your Slab Does
Here's the part we deal with directly.
Foundation movement usually shows up on the outside of the house before anyone notices a sticking door. The masonry veneer cracks along mortar joints. The chimney starts to separate from the wall – and a chimney pulling away is one of the clearest signals there is, because a masonry chimney sits on its own footing and moves independently of the slab. Roof planes distort slightly, which opens up flashing joints, and then a chimney or a valley starts leaking for no obvious reason.
Which means a leak at your chimney flashing and a crack in your brick veneer might not be two separate repairs. They can be two symptoms of one thing happening underground.
